Area Manager – Metro Vancouver

Bee-Clean Building Maintenance is Canada’s largest Canadian-owned janitorial company providing service to clients on a national and local level. With over 20 offices across Canada, we have been providing expert building maintenance and complete janitorial services for 50 years to a variety of clients. The Metro Vancouver branch of Bee-Clean is looking for an Area Manager to join our team.

The Area Manager is responsible for overseeing all aspects of site-specific Janitorial Operations for their assigned sites. The Area Manager will lead, direct, assign and evaluate a team of Site Manager(s). This role will build a positive relationship with clients and Site Managers. The Area Manager will also ensure that the required paperwork is complete and submitted as required.

Duties and Responsibilities:

Employee Relations

  • Assist with complicated benefits/payroll requests from the Payroll and Human Resources Department, Daily interaction with Site Managers
  • Assist the Site Managers with promoting and demonstrating safe work practices and procedures
  • Develop, implement and maintain Site Management training programs and coordinate with the HR Department
  • Assist and/or respond to all calls from Site Managers, Site Supervisors and Senior Management Personnel
  • Perform employee evaluations for Site Managers
  • Assist in addressing employee concerns and if needed report to the Director and/or Human Resources
  • Daily trouble shooting
  • Conduct regularly scheduled staff meetings with their respective Site Managers
  • Address concerns/ issues with Site Managers and ensure appropriate personnel is informed

Safety Administration

  • Coordinate P.P.E. requirements with Site Managers
  • Document any and all incidents, near-miss reports or safety issues and present them to the Director
  • Direct Site Managers on site-specific LCR reporting requirements
  • Direct Site Managers on Company Health, Safety and Environment Policies
  • Ensure Site Managers follow site-specific reporting protocol for all incidents/ injuries
  • Ensure completion of a WCB Employer Form for all injuries on site and their submittance to the Safety Administrator
  • Provide input and direction to Site Managers for daily toolbox talks, weekly safety meetings
  • Ensure the enforcement of all Safety Programs i.e. FLRA etc.
  • Review all LCR, Near Misses, and Incident reports and ensure signature
  • Review Monthly Loss Management reports and address trending with the HSE Department and Site Managers


  • Interact with the Client ensuring adequate communication is in place and follow up with any and all recommendations as advised by the Regional Director
  • Attend scheduled client meetings with Site Manager and/ or HSE Coordinator
  • Fill in for Site Supervisor or other Account Managers vacation/time off (if applicable)

Document Control & Administrative

  • Ensure all records are kept confidentially and securely stored for all site activities and personnel
  • Ensure proper communication with payroll and Human Resources department concerning all changes in employee information
  • Coordinate with the Site Manager and Human Resources, internal employee transfers
  • Ensure that all original documents concerning employee’s activities are submitted to Human Resources
  • Upon termination of employee ensure the destruction of documents (copies) and all originals are forwarded to Human Resources
  • Assist in the coordination of timesheets, timekeeping between Site Managers and administrative staff


  • Planned & unplanned inspection
  • Ensure the implementation and maintenance of Company Policies and Procedures
  • Monitor and maintain adequate staffing levels and coordinate between Site Supervisors and Human Resources
  • Ensure all Site Managers and Field Supervisors are adequately trained and competent
  • Identify training requirements and coordinate such with the HR Department
  • Ensure scheduling and coverage for vehicle maintenance
  • Work directly with the client to ensure compliance regarding contractual agreements
  • Prepare and submit rate quotes, bid packages and EOI requests in cooperation with the Director
  • Participate in contract negotiations in cooperation with the Director
  • Coordinate financial reports between Site administrators and Site Managers
  • Ensure that all necessary reports are submitted daily, weekly and monthly to the Director
  • Ensure you are provided with daily, weekly and monthly operations updates from the Site Managers
  • Coordinate and approve Vacation time for all Site Managers
  • Other Duties as required by Director or other Senior Management


  • Strong Janitorial background
  • Management experience
  • Knowledgeable regarding all aspects of site-specific janitorial requirements for preparing bid packages
  • Strong organizational and effective time management skills
  • Ability to manage multiple responsibilities and tasks
  • Work collectively with diverse individuals and groups
  • Effective listening skills -Excellent communication skills
  • Attention to details
  • Ability to work independently and in a team environment
  • Class 5 Driver’s License and Clean Abstract
  • Good computer skills
